The number of people occupying the property, must not exceed the number stipulated by the owners at the time of booking. We reserve the right to refuse entry, terminate the booking or charge additional fees if we find evidence that more people have occupied this property without prior consent from the owners.
Payment:
All prices quoted are subject to Vat.
Payment must be made by BACS transfer. Credit card payments can be made with a 3% charge for each transaction (Debit cards no charge) Please see Cautionary Deposit below.
Deposit: A non-refundable deposit equal to one third of the total tariff is required to secure any booking, except where the first day of the Client’s holiday is less than 12 weeks (84 days) away, in which case full payment should be made.
Balance of payment: The balance is due 12 weeks prior to arrival. Bookings made within 15 days of the first day of hire, must be paid with cash upon arrival, and valid credit or debit card details will be held as security. In the event of failure to pay the rental charge in full in cash upon arrival, the full balance of rental charges shall be debited from the card held in accordance with the payment and cancellation conditions herein.
Cautionary deposit: One week prior to arrival, the sum of £2000 will be required from the client which will be put into a holding account as security against damages, breakages or loss during the period of hire. This will be refunded within 14 days of your return less any costs incurred. Payment can be made either by bank transfer or credit card. (3% charge for each Credit card transaction and no charge for Debit cards). Entry onto the property will be denied to the Client or any member of his party, if we have not received cleared funds for the Cautionary Deposit.
Confirmation of Acceptance: A confirmed booking will be made upon the Client’s verbal or written instructions with required dates, or receipt of payment. A confirmation letter in respect of that booking will then be forwarded by post. Any error in these details should be notified to us within 3 working days of receipt. Any balance of charges not received by us on or before the due date will be treated as a cancellation of the contract by the client.
Risk Assessment In order to comply with fire regulations we require all clients to complete the list of names of guests staying in Lemore Manor on the Booking Form before arrival at the property. - Please confirm that you have read the Health and Safety Policy for our property

Cancellation: Any cancellations by the Client must be made in writing and should be sent by recorded delivery. The date from which the cancellation applies will be the date on which the cancellation notice is received by us.
Charges: Clients failing to arrive within 24 hours of the first day of hire and having omitted to inform us of their delay shall be considered to have cancelled their booking. There will be no refund and the Client shall have no further claim against Margaret and Ben Owen or our agents.
We strongly recommend that clients take out appropriate holiday, wedding
and travel insurance , including cancellation cover.
Linen: Bed linen is usually included in the price quoted unless alternative arrangements have been made with the client and the owners. Towel sets for each guest, are included in the total price. Whilst 2 cots and 2 high chairs are available at no extra charge, clients must provide their own cot linen and bedding.
Period of hire: The hire period commences at 5pm on the first day of hire and terminates at 3pm on the last day of hire. Any significant delay in arrival should be notified to us in order that arrangements can be made for entry into the accommodation. We reserve the right to make a charge equivalent to one night’s rental where there is a delay in excess of 2 hours in the Client vacating the property on the last day of hire.
Property Care: The Client and all members of his/her party shall take all reasonable care of the property and its furnishings and effects and agrees to leave the property in the same condition of cleanliness and tidiness as at the commencement of hire. Food and drink are not permitted within the bedrooms to avoid spillages. .Any exceptional cleaning costs may be charged to the Client and if this is not settled on departure, the costs and charges will be deducted from the Cautionary deposit.
Damage: In the event of breakages or damage to the property and /or its contents, gardens and shrubs caused by the Client or any member of his party, full payment is required for the actual cost of replacement or repair by the Client.
Pets: As a courtesy to all guests, pets are not permitted on the property. Guide dogs for the blind may be accommodated subject to notification being given to us at the time of booking. If evidence of a pet is found on the property, the Client will jeopardise the return of the Cautionary deposit.
Smoking: As a courtesy to all guests, smoking is not permitted within the property. If we find evidence of smoking within the property, the client will jeopardise the return of the cautionary deposit and in addition, a "deep clean" cost of £500 will be charged to the Client.
Occupancy: The number of guests occupying the property must not exceed the maximum number stipulated by us. Should this condition not be observed, the Company reserves the right to refuse entry to any or all guests within the party. If evidence is found that more than 30 guests in the manor and 6-8 guests in the coach house have occupied the property without prior consent, the cautionary deposit shall not be returned.
Music/Noise:
We regret that amplified sounds, live music and PA systems are not permitted within the grounds. If the Client or a member of his party, wish to have fireworks, the Client must notify us 4 weeks prior to arrival. Fireworks are not permitted after 9.00pm and further guidelines for fireworks will be given out. If evidence is found that these conditions are not adhered to, the Client will jeopardise the return of the Cautionary Deposit.
Behaviour:
We expect all clients to have considerations for other people. If in our opinion or in the opinion of any other person in authority, the Client or any member of the Client's group behaves in such a way as to cause or be likely to cause danger, annoyance or distress to any other third party or the damage to the property, we are entitled, without prior notice, to remove the person(s) or the Client concerned from the property and terminate the booking. We will have no further responsibilities towards the person(s) or the Client concerned, including any return travel arrangements or accommodation. No refunds will be made and we will not pay any expenses or costs incurred as a result of the termination.
Non-availability of property:
Force majeure
We regret we cannot accept any liability or pay any compensation where the performance or prompt performance of our contractual obligations is prevented or affected by 'force majeure'. In these Terms and Conditions, 'force majeure' means any event, which we or the supplier of the service(s) in question could not, even with all due care, foresee or avoid. Such events may include war or threat of war, riot, civil strife, terrorist activity and industrial dispute, natural or nuclear disaster, adverse weather conditions, fire and all similar events outside our control.
If, for any reason the property is not available on the date booked, every effort will be made to find alternative accommodation. In the event that this is not possible all rent paid in advance shall be reimbursed to the Client and the Client shall have no further claim against the owners or our agents whatsoever.
Website Accuracy:
Please note that the information and prices shown in this website may have changed by the time you come to book Lemore Manor. Whilst every effort is made to ensure the accuracy of this website and any other websites promoting Lemore Manor, regrettably errors occasionally do occur.
Lost property:
It is the Client's responsibility to check that all personal belongings (belonging to the Client or any member of his group) are removed from the property prior to departure. In the event that personal belongings are left behind, a handling fee of £20 + postage and packing will be charged to the Client to return the goods. Margaret and Ben Owen, our employees and our representatives are not liable for the loss or damage to personal belongings that have been left behind, and the Client or any member of his group shall have no further claim against us.
Complaints:
Any complaints should be notified promptly in person to us or to our representatives in our absence, and we shall, at all times endeavour to deal with any complaint promptly. Should the nature of the complaint be serious then written notifications should be posted to the company within seven days of the last day of hire.
Liability: Margaret and Ben Owen, our employees and representatives shall not be liable to the Client, a member of his/her party or third parties for any accident, damage, loss, injury expense or inconvenience, which may be suffered, incurred, arise out of or in any way connected with the rental. No term of the contract is enforceable under the Contracts (Rights of The Third Parties) Act 1999 by a person who is not a party to the Contract.
Right of entry: For the undertaking of necessary repairs, maintenance or inspections, we have the right of entry to the property at all reasonable times. Prior notice will be given to the Client wherever possible and privacy will be respected at all times.
We reserve the right to terminate a booking any time that these conditions are not kept in full.
